You are getting ready to make one of the biggest purchases of your life. Don’t you want to do everything possible to ensure YOU are well informed? Please understand that you are signing a legally binding contract. You are paying an escrow deposit with your hard earned money to ensure that you follow each step of that contract.
I have years of experience walking Buyers through this process. 99% of my customers today have either worked with me in the past or are personally referred to me. WHY DO I NEED A REALTOR WHEN BUILDERS HAVE ON-SITE SALES AGENTS?
TRUTH: The on-site sales agents work for the Builder. They are not there to represent YOU. This is clearly stated in the contract. Though most do a good job and would never intentionally mislead you; the fact remains that they work for the Builder.
WON’T IT COST ME MORE MONEY IF I HAVE A REALTOR?
TRUTH: NO, I am paid by the Builder. Buyers do not pay any commissions for Realtor services.
WON’T THE BUILDER REDUCE THE PRICE IF I DON’T HAVE A REALTOR?
TRUTH: NO, Builders will not reduce the price. Real estate commissions do no effect the purchase price for the Buyer. Builders need Realtors, we bring them valued customers such as yourself. Builders are committed to working along-side us to ensure we all have continued success.
YOU MUST USE THE BUILDER’S LENDER?
TRUTH: Not necessarily. You and I will determine what your best option is. Yes, the builder typically gives you an incentive to use their lender. But what if their lender is not giving you the best rate or charging high origination fees? I always encourage my Buyers to get a few quotes to ensure you are getting the best possible deal.
